An application to An Bord Pleanála has been made for 205 apartments within 3 blocks up to height of 12 storeys at Old Bakery Site at Cross Guns Bridge. A summary of some of the details of the development are included below.

An Bord Pleanála application

An application was made on 1st February 2020 and is going direct to An Bord Pleanála under the Strategic Housing Development legislation. Any observations need to be in to An Bord Pleanála within 5 weeks.

Rental only

This is a Build to Rent apartment scheme i.e. no apartments will be sold from the development.

Height

Up to 12 storeys (54m)

Unit types

  • 55 studios
  • 85 one bed
  • 65 two bed

As part of the application the developer has provided indicative market rents of €1,400 for the studio apartments and €1,750 for the one bed apartments.

Café, retail unit area and public plaza

Social Housing

Under Part V legislation Dublin City Council has indicated its preferred option is to acquire units on site (10 studio apartments and 10 one bed apartments)

Full plans for the development can be found at the Cross Guns SHD Application website. There were a number of pre application consultations beteen the developer and An Bord Pleanála the details of which we will make available as soon as we have them.
